Municipal Tax Sale
Each year on the last Monday in September at 10:00 am, The Village of Hazelton will hold an annual tax sale by public auction within the Council Chambers located at 4265 Government Street (Riverboat Building).
This auction will have a listing of properties where the taxes that have not been paid in the last three years (ie: delinquent taxes) in accordance with Section 647 of the Local Government Act.
How the Tax Sale Works
Before the tax sale date, a list of properties that may be included in the sale is published in the local newspaper twice within a 10-day period. The listing is subject to change, up to the time of the auction.
At the time of auction, property bidding begins with the 'upset price', which is the total amount of:
- all outstanding taxes, penalites and interest
- land title registration charges
- a 5% tax sale cost charge
- fees prescribed under the Land Title Act.
The auction continuews until the highest bid is recieved.
Any person upon being declared the successful bidder must immediately:
- Pay the upset price by cash or certified-cheque.
- Pay the balance of winning bid by cash or certified-cheque by 3:00 pm the same day.
Failure to pay the upset price and the balance of winning bid will result in the property being offered for sale again at 10:00 am on the following day.
After the Tax Sale
Purchasers of tax sale properties should note that the sale is not final as the property is subject to redemption by the owner for a period of one year of date of sale. The purchaser has no legal rights to the property until one year has expired from the date of sale. If the property is redeemed by the owner, the tax sale purchase price, plus interest will be returned to the purchaser.
The properties will be sold on an “as is, where is” basis. The Village of Hazelton makes no representation, express or implied, as to the condition or quality of the properties being offered for sale and is not responsible for the condition of any of the properties. Prospective purchasers are responsible and are urged to exercise due diligence with respect to the property and make all necessary inquiries governmental departments.
